Apartments That Fit a 13-Week Contract, Not the Other Way Around

Your contract says 13 weeks. Most San Antonio lease menus say 12 months. Somewhere between those two numbers is a lease you can actually sign — the work is finding it before your start date does.

Free for renters — the community pays our fee when you lease.

Why this matters

What it costs to do nothing

Sign a standard 12-month lease against a 13-week contract and the exit is whatever the buyout clause says — commonly two to three months of rent plus forfeited deposits, though every community writes it differently. Sign a short lease without asking about extensions and a renewed contract can leave you moving mid-assignment because your unit was already promised to someone else.

Why clients choose us for 13-week contract search

  • We ask every community for its full term menu — 3, 4, 6 month and month-to-month. The website usually shows only the 12-month rate.
  • We read the early-termination clause before you tour, and tell you in plain words what leaving early would actually cost at that community.
  • Extension flexibility is a first-round question in our search, not a week-12 scramble: can the lease roll month-to-month, at what rate, with how much notice.
  • Short-term premiums get quoted in writing. A “flexible” community that won’t put its 3-month rate on paper comes off your shortlist.

The practical answer

Send us your hospital or facility, contract start date, contract length, and budget. We come back with a shortlist of communities whose written term menu covers your window — usually within one to two business days. For each one you’ll see the term offered, the short-term premium if any, the termination clause in plain words, and the answer we got about extensions. You tour only the ones that survive that filter. The service costs you nothing; the community pays our locating fee when you lease.

Common questions

Can I actually get a 13-week lease in San Antonio?

Exactly 13 weeks is rare — most communities that flex will write 3-month or 4-month terms, and some go month-to-month after an initial term. The practical play is usually a 3-month lease with a confirmed month-to-month tail, or a 4-month term that covers the contract plus move-out slack. We tell you which shape each community actually offers.

What does a short-term lease cost compared to a 12-month rate?

Communities that offer short terms usually price them above the 12-month rate — the premium varies widely by community and season, so we won’t quote you a typical number. What we do is get each community’s short-term pricing in writing so you’re comparing real figures, not listing-site guesses.

What if my contract gets cancelled before it starts?

That risk lives in the lease’s cancellation and termination language, which is why we read it before you sign. Some communities allow cancellation before move-in for a set fee; others hold you to the full term. If your agency offers assignment-cancellation protection, that changes the math too — we’ll flag which lease terms pair sanely with it.

How fast can you find something? My start date is close.

A first shortlist typically takes one to two business days once we have your hospital, dates, and budget. Same-week move-ins happen in San Antonio, but they depend on what’s vacant and made-ready — we’ll tell you honestly if your timeline needs a furnished or flex-term option instead of a standard lease.

Your next 13 weeks deserve better than a blind lease.

Tell us your hospital, your start date, and your contract length. We’ll shortlist communities whose terms actually fit the assignment — verified in writing, at no cost to you.
