Free for renters — the community pays our fee when you lease.
Questions and answers
How does apartment locating work for a 13-week contract?
You tell us your facility, start date, contract length, and budget. We shortlist communities in that hospital cluster whose written lease-term menu covers your window, verify pricing and terms with each one, and set up tours. You lease directly with the community — we’re your search side, not a middleman on your rent.
What do I pay for this?
Nothing. Apartment communities pay locating fees to licensed locators who bring them residents — that’s how the industry works across Texas. You pay $0, and your rent is the community’s own rate, which we confirm in writing so you can check it yourself.
What lease lengths actually exist in San Antonio?
The full spread: standard 12-month leases everywhere, and a smaller pool of communities offering 3-month, 4-month, 6-month, and month-to-month terms — usually at a premium over the 12-month rate. Exactly 13-week leases are rare; the usual fit is a 3-month term with a month-to-month tail, and we confirm which shape each community will actually write.
Should I take agency housing or the stipend?
It depends on numbers we refuse to make up. We never quote stipend amounts or housing-allowance figures — those belong to your agency and your contract. Bring us your actual offer and we’ll run it against real, written apartment quotes so you can see the margin both ways. Sometimes agency housing genuinely wins; we’ll say so when it does.
Will San Antonio communities accept travel-contract income?
Each community sets its own screening — income documentation, employment verification, and history checks all vary, and nothing we say overrides their criteria. What we do is confirm each shortlisted community’s stated requirements before you apply, and flag anything about your situation that needs a conversation first, so application fees only go where your file fits.
Can you find me a furnished apartment?
Yes — furnished, part-furnished, and unfurnished-plus-rented-furniture are all on the table. We price the furnished premium against the alternative over your actual contract length and show you both totals. Furnished wins more often on short assignments and loses more often on long ones, but your numbers decide, not a rule of thumb.
What happens if my contract is extended — or cancelled?
Both scenarios get planned in week 1, not week 12. Every lease we shortlist comes with its extension answer already asked — month-to-month conversion, rate, notice period — and with the early-termination clause read and translated into plain words. When extension talk starts, tell us immediately and we work the lease side while you work the contract side.
How far ahead of my start date should I contact you?
Two to four weeks out is comfortable — enough time to verify terms and tour without rushing. But we work compressed timelines all the time: with a confirmed contract we can usually deliver a verified shortlist in one to two business days, and same-week move-ins happen when vacant, made-ready units line up.
Your next 13 weeks deserve better than a blind lease.
Tell us your hospital, your start date, and your contract length. We’ll shortlist communities whose terms actually fit the assignment — verified in writing, at no cost to you.
